Every fall, buyers in Southwest Colorado start asking the same question: how big can a conventional loan get next year before it becomes a jumbo loan? The answer matters more here than in many parts of the country, because plenty of homes in Durango, Pagosa Springs, and Telluride sell right around the line.
Here is where the 2027 loan limits stand today, what they mean for our local counties, and how to plan if your purchase is close to the cutoff.
Where things stand right now
As of mid-October 2026, the Federal Housing Finance Agency (FHFA) has not announced the official 2027 conforming loan limits. FHFA typically releases them in late November, and they take effect January 1.
Until then, the official 2026 limits apply:
- Baseline limit (one-unit home): $832,750 in most counties
- High-cost ceiling (one-unit home): $1,249,125
Some lenders are not waiting. Several large lenders are already offering higher "anticipated" 2027 limits for one-unit homes, ranging from about $845,000 to $850,000. Each lender sets its own early limit and rules, so availability depends on who is funding the loan. Because I shop more than 160 wholesale lenders, I can see which ones are offering early limits and whether one fits your situation.
Why loan limits matter
A loan at or under the limit is a conforming loan , eligible for sale to Fannie Mae or Freddie Mac. A loan above it is a jumbo loan . Jumbo loans are not bad, but they often come with tighter credit standards, larger down payment requirements, and more cash reserves.
The limit applies to the loan amount, not the purchase price. Your down payment can keep you on the conforming side even on a higher-priced home.
2026 conforming limits in our area
In most of Southwest Colorado and Northwest New Mexico, the conforming limit is the national baseline. San Miguel County is the exception.
| County | Communities | 2026 conforming limit (one unit) |
|---|---|---|
| La Plata, CO | Durango, Bayfield, Ignacio | $832,750 |
| Archuleta, CO | Pagosa Springs | $832,750 |
| Montezuma, CO | Cortez, Mancos, Dolores | $832,750 |
| San Miguel, CO | Telluride, Mountain Village | $994,750 |
| San Juan, NM | Farmington, Aztec, Bloomfield | $832,750 |
What this looks like for a Durango buyer
Say you are buying a $1,000,000 home in Durango with 15% down. That is an $850,000 loan.
- Under the 2026 limit of $832,750, that loan is a jumbo loan.
- With a lender offering an early 2027 limit of $850,000, it may qualify as conforming today.
- If you can close in January or later, the official 2027 limit may cover it, depending on what FHFA announces.
The right move depends on your timeline, your rate lock, and how much risk you are comfortable with if the final number comes in lower than a lender's estimate. This is a conversation worth having before you write an offer.
Telluride and San Miguel County
San Miguel County's high-cost limit stayed at $994,750 from 2025 to 2026, while home prices there run well above it. Many Telluride and Mountain Village buyers end up in jumbo territory no matter what. For those buyers, comparing jumbo programs across many lenders usually matters more than the conforming limit itself.
FHA, VA, and reverse mortgage limits
FHA loans use separate county limits set by HUD, effective January 1. For 2026, the La Plata County FHA limit for a one-unit home is $747,500. Many rural counties in our region, including San Juan County, NM, sit at the national FHA floor of $541,287. FHA loans are for primary residences only.
VA loans have no loan limit for veterans with full entitlement. Limits only come into play if part of your entitlement is tied up in another VA loan or a past claim. If you are a veteran thinking about a move here, my guide to veteran-friendly living in Durango and Farmington covers VA clinics and property tax benefits.
Reverse mortgages (HECM) have their own national limit set by HUD, which is $1,249,125 for 2026. That figure is 150% of the national conforming limit, and unlike FHA and conforming limits, it is the same in every county. A homeowner in Farmington has the same HECM limit as one in Telluride. HUD typically announces the new figure late in the year. If you are 62 or older and weighing a reverse mortgage for retirement or a purchase, this number affects how much of your home's value counts toward your loan. Families often ask what happens later, which I cover in How Do You Pay Back a Reverse Mortgage?
What to do now
- Know your likely loan amount. Price range minus down payment. If it lands between $832,750 and about $850,000, early limits may matter for you.
- Get pre-approved with real numbers. A pre-approval tells you whether you are conforming or jumbo and what each would cost.
- Talk through timing. Closing in December under an early-limit program and closing in January under the official limit can lead to different outcomes. Neither is automatically better.
Frequently asked questions
When will the 2027 loan limits be announced?
FHFA is expected to announce the conforming limits in late November 2026, effective January 1, 2027. HUD announces FHA limits separately.
Does the loan limit cap how much house I can buy?
No. It caps the loan amount for a conforming loan. A larger down payment, or a jumbo loan, can cover a higher price.
Is a jumbo loan a bad thing?
Not necessarily. Jumbo pricing is sometimes competitive with conforming pricing. It mostly means stricter qualifying, which is why shopping several lenders helps.
Do loan limits apply to second homes and investment properties?
Yes. Conforming limits apply to second homes and investment properties too. FHA limits do not, because FHA loans are for primary residences only. For more on financing a getaway, see Can You Buy a Second Home in Durango or Pagosa Springs With No Money Down?
Can I use the higher early limits right now?
Possibly. Only certain lenders offer them, each with its own guidelines. I can check which ones fit your loan.
