Is Durango or Farmington a Good Place for Veterans to Live? A Local Guide

After military service, choosing where to live next is a big decision. National "best cities for veterans" lists can spark ideas, but they rarely tell you what daily life looks like in a smaller community. If Durango, Farmington, or somewhere else in the Four Corners region is on your list, this guide walks through the questions that matter most: healthcare, taxes, housing, work, and community.

Healthcare access

Veterans in our area are served by the New Mexico VA Health Care System, which covers both sides of the state line.

  • Durango VA Clinic: a community-based outpatient clinic on East Third Avenue in Durango, offering primary care and related services.
  • Farmington VA Clinic: a community-based outpatient clinic serving Farmington, Aztec, Bloomfield, and the surrounding area.
  • Raymond G. Murphy VA Medical Center in Albuquerque: the full VA hospital for the region, several hours' drive from either town.

The honest tradeoff: routine care is close, but some specialty care may mean travel to Albuquerque or care through the VA's community care program with local providers. If you have ongoing specialty needs, ask the VA how your care would be handled before you move.

Property tax benefits in Colorado and New Mexico

The two states handle veteran property tax relief differently, and both have improved it recently.

Colorado. Qualifying disabled veterans can exempt 50% of the first $200,000 of their home's actual value from property tax. To qualify, you generally need a 100% permanent and total service-connected rating or individual unemployability status, and the home must be your primary residence. Surviving spouses of qualifying veterans may also be eligible. Applications go to the county assessor, usually by July 1.

New Mexico. Every honorably discharged veteran who is a New Mexico resident can claim a standard exemption of $10,000 off the taxable value of their property, adjusted for inflation. New Mexico also offers a disabled veteran exemption that is now proportional to your VA rating, from 10% to 100%. A 100% rating fully exempts your primary residence. Applications go to the county assessor, and San Juan County requires veteran exemption applications in person.

If you are deciding between Durango and Farmington, these differences can add up over years of ownership. Your county assessor can tell you exactly what you would qualify for.

Housing and your VA loan benefit

Home prices are generally higher in Durango and La Plata County than in Farmington and San Juan County. Your VA loan benefit can make either market more reachable:

  • No down payment for eligible borrowers in most cases.
  • No monthly mortgage insurance.
  • No loan limit for veterans with full entitlement. See how 2027 loan limits in Southwest Colorado affect other loan types.
  • Funding fee exemption for veterans receiving VA disability compensation.

A local note: many homes here sit on acreage with wells, septic systems, private roads, or off-grid power. VA appraisals have minimum property requirements for things like water, access, and heating. These properties can still work with a VA loan, but it helps to know what the appraiser will look for before you make an offer. VA loans are for primary residences, so a cabin or second home would need a different loan. Here is how second-home financing works in Durango and Pagosa Springs.

Work and education

The local economy leans on healthcare, education, tourism, government, and trades, with energy work more common around Farmington. Remote work is common in Durango too.

For education, Fort Lewis College in Durango and San Juan College in Farmington are both options for veterans using education benefits. Check with each school's veteran services office about how your benefits apply.

Community and quality of life

This is where our region stands out. Public lands, rivers, trails, and four real seasons are part of everyday life. Both towns are small enough that people tend to know their neighbors, and both have active veteran organizations.

The tradeoffs are real too: fewer big-city services, longer drives for some care, and winter weather in the mountains. For many veterans, the pace of life and the outdoors make those tradeoffs worth it.

A simple way to compare

Build your own checklist and score each town on what matters to your household:

  1. Distance to the VA care you use most
  2. Property tax benefits you would qualify for
  3. Home prices in the neighborhoods you like
  4. Jobs or education options nearby
  5. Community, recreation, and family needs

Frequently asked questions

Is there a VA clinic in Durango?
Yes. The Durango VA Clinic is a community-based outpatient clinic in Durango, part of the New Mexico VA Health Care System. Farmington also has a VA clinic.

Do veterans pay property tax in Colorado?
Yes, but qualifying disabled veterans can exempt 50% of the first $200,000 of their primary home's actual value. Check with your county assessor for eligibility.

Do veterans get a property tax break in New Mexico?
Yes. Resident veterans can claim a $10,000 exemption, adjusted for inflation, and disabled veterans can claim an exemption based on their VA rating.

Can I use a VA loan on a rural property with a well or septic?
Often, yes. The property must meet VA minimum property requirements, so it helps to review those details before writing an offer.

Can you help with VA loans in both Colorado and New Mexico?
Yes. I am licensed in both states, so I can help whether you are buying in Durango, Bayfield, Pagosa Springs, Cortez, Farmington, Aztec, or Bloomfield.
